Property Leasing in Portimão and the Algarve
Want to use a property with an option to buy at the end of the contract? Property leasing may be an alternative to a mortgage, depending on your project and the bank’s offering.
We help you prepare your application and understand payments, costs and the residual value. Availability and approval depend on the bank and its assessment.
1. Choose the property
Choose a property and submit an application. The bank assesses your circumstances, the purpose and the property before deciding whether it can offer a leasing contract.

Once the contract is signed, the bank acquires the property and grants you its use for the agreed term. You pay the contractual rent and charges. The bank remains the owner.
At the end, you may exercise the purchase option by paying the agreed residual value and meeting the contractual conditions. Ownership does not transfer automatically.
Which costs should you compare?
Compare the total cost and the contract terms:
• Initial payment or first rent and monthly rents;
• Interest rate and the effect of possible changes;
• Fees, insurance, taxes and other charges;
• Residual value and purchase option costs;
• Conditions and costs of early termination.
A lower rent alone does not mean a less expensive contract.
Documents depend on your circumstances, the property and the bank. They may usually include:
• Identification and tax number;
• Proof of income and tax return;
• Bank statements and credit liabilities report;
• Property documents, such as tax records and land registry certificate.
We explain what is needed for your case. Do not send financial documents through the initial contact form.

Property leasing: frequently asked questions
No. With property leasing, the bank owns the property throughout the contract and grants you its use in exchange for lease payments. With a mortgage, you buy the property and the bank receives security, usually a mortgage over the property.
Some banks offer leasing for residential properties; others restrict it to properties intended for other uses. Availability depends on the bank, the property and your circumstances. We help check whether a solution is available for your project through the banks we work with.
It is the amount specified in the contract to exercise the option to buy the property at the end of the term. When comparing offers, consider this amount alongside lease payments, fees and all other charges.
Buying is an option, subject to the contract terms. Ownership does not transfer to you automatically. If you do not exercise the purchase option, check the conditions for returning the property and any applicable charges.
The decision rests solely with the bank after assessing your application, financial circumstances and the property. Objetivaquimera helps prepare and follow up the process with the banks it works with, but does not lend money or guarantee approval.
