Mortgage offers: what to check in the ESIS before you decide
Have you received a mortgage offer? Before deciding, take some time to read the European Standardised Information Sheet, known as the ESIS — or FINE in Portugal.
This document presents the financing conditions in a standardised format, helping you compare offers from different banks.
Check the loan amount, term, instalment and type of interest rate. Also identify the annual percentage rate of charge (APRC), the total amount payable by the consumer, fees and required insurance.
Use a simple checklist:
Does the amount match the financing I need?
Does the term match my plans?
Do I understand the interest rate conditions?
Have I identified the costs shown?
Write down your questions beside each point. This will help you prepare for your discussion with the bank or credit intermediary.
Check which products or services are associated with the offer and how they affect the mortgage conditions.
One useful question is: “What happens to the spread and my instalment if I stop keeping one of these products?”
Ask where this information appears in the documentation and keep the explanations you receive.
An ESIS is provided at the simulation stage. When the loan is approved, the bank must provide a new ESIS showing the approved conditions, together with a draft credit agreement.
At this stage, the bank remains bound by the offer for at least 30 days. There is also a minimum reflection period of seven days, during which the credit agreement cannot be concluded.
Keep the offers in a folder, note the date of each document and organise your questions by topic: instalments, interest rates, costs and associated products.
The aim is to reach your decision with a clear understanding of the conditions and answers to your questions.
